This project involved the renovation of a multi-unit urban building where the primary goal was to upgrade the facade using architectural precast elements. The existing structure had a flat and visually plain exterior, lacking depth, symmetry, and architectural definition. The project objective was to create a more refined and upscale look using custom Surrounds and Keystone elements while ensuring minimal disruption to the existing structure.
The challenge was to introduce visual enhancement without replacing the original facade materials. Traditional stone would have required extensive wall modifications, while fiber-reinforced architectural precast elements provided the ideal balance of strength, lightweight installation, and precision molding. The design strategy focused on window and door Surrounds, structural Keystone accents, vertical paneling, and decorative profiles—all manufactured from custom precast concrete.
During the design phase, multiple Surround profiles were tested for depth, proportion, and alignment with existing window dimensions. Each Surround was engineered with exact fitting points, adhesive compatibility, and joint spacing requirements to ensure seamless integration. Keystone elements were designed as visual anchors to emphasize symmetry and reinforce the architectural identity of the facade.
Production was carried out using high-strength fiber-reinforced precast concrete with a smooth fine surface finish. A warm off-white color tone was selected to contrast slightly with the building’s existing neutral facade, giving depth and highlighting architectural character.
Installation was executed in phases to maintain building access and reduce operational impact. Precast Surrounds, Keystone, and band details were mechanically fastened and sealed to ensure weather resistance, thermal stability, and long-term durability against shrinkage or cracking. The project added over 320 linear feet of custom Surrounds and 68 Keystone units across multiple levels of the building.
The final result transformed the appearance of the property from a plain structure into a refined, defined, and visually balanced urban building that better represented modern architectural standards. The improved facade created higher visual impact and significantly increased the market value of the property.
